The Bauer Buildings on the corner of King and Allen Streets are surrounded by many of the uptown landmarks and attractions and are nearby an abundance of area amenities. The Bauer Buildings themselves, however, will be home to a collection of Waterloo feature shops, boutiques, commercial offices, and restaurants. Most notable, the Bauer Buildings will be highlighted by an indoor marketplace that will not only serve the residents of the Bauer Lofts (www.bauerlofts.com) but is sure to become a popular destination for all of Waterloo.
The Bauer Buildings project was conceived to meet the market for mixed-use development. Little of this exists in the Canadian market but the developer Laurence Development LP (www.laurencedevelopment.com) believes this approach is an excellent compliment to traditional real estate offerings. The concept of each of the 3 uses – residential, commercial office and marketplace shops is a compelling one in that each “use” compliments the other. By acquiring an existing historical building in the core which was still zoned for Industrial use, Laurence Development was able to bring a stylish project to market while working in harmony with city council to re-zone the property in line with the official plan and the desired use for real estate in the core.
Construction of the Bauer Buildings is managed by Project Buildings of Waterloo Ontario (www.projectbuildings.com), best known for its current project construction management of the Deer Ridge Centre (formerly Lulu’s Road House), and its previous construction management of the Descartes Systems Group and Mennonite Credit Union corporate head offices. The Project Buildings team brings the 50 years of experience and expertise to the Bauer Buildings, ensuring the highest of standards are maintained throughout the construction.
