Parking
The Bauer Buildings will encompass a dramatic four storey gallery entrance with parking sufficient for in excess of 600 cars, both above ground and two stories below ground. This exceeds city bylaw requirements and will allow us to provide ample parking for our tenants which is quite unusual for a downtown location. This mixed-use nature of the development will further enhance parking in that main floor retail and marketplace shops as well as the residential occupants will experience peak parking requirements at times when the office tenants have little or no requirement for parking.
Unreserved spaces will be made available to the tenant based on four spaces per 1,000/sq ft. The parking will be secured underground parking, with direct access to the buildings in the complex. Appropriate security including cameras and hours of operation will be provided. Additional spaces may be available.
Visitor parking will be made available to ways; on surface approximately 160 cars (free of charge) or underground approximately 450 spaces (for daily/hourly fee). We feel that the mixed-use design of this development will allow for significant surface parking during the day when other shops are not busy. If weather is inclement or if a visitor wishes better security, signage will direct them to the underground where they may park for an hourly or daily fee. Validation tickets may be purchased (at a discount to daily rates) by tenants to be given to guests for whom they wish to look after parking charges.
Signage
The Landlord will endeavor to provide substantial signage space in prime locations. Signage for the building will be permitted subject to applicable bylaws and the major tenants will be the beneficiaries of the space allowed under the bylaws. Smaller tenants will be listed on monuments only and will not utilize building signage allowances under the bylaw. The Landlord will work with the tenant to ascertain the appropriate location of signage. In addition, the Landlord will provide monument type signage in the courtyard and entrance to the parking lots. Because this will be a popular destination for our main floor tenants and upscale shops, we anticipate substantial traffic on the Caroline Street entrance. And of course Allen and King Streets provide excellent exposure for signage.
